The HERS Rating Process
- Energy Modeling: A certified energy rater utilizes advanced software tools to create a detailed energy model of the home. This model takes into account various factors such as the building’s size, orientation, insulation levels, heating and cooling systems, appliances, and lighting.
- Construction Milestone Inspections: Throughout the construction or renovation process, a HERS rater conducts multiple inspections at key milestones. These inspections ensure that energy-efficient measures are properly installed and meet the required standards.
- Air Testing: A critical aspect of the HERS rating process is the assessment of a home’s air leakage. A blower door test is conducted to measure the amount of air infiltration and exfiltration in the building envelope. This test helps identify areas where the home may be losing conditioned air or letting in drafts, allowing for targeted improvements in insulation and air sealing.
- Diagnostic Testing: Additional diagnostic tests may be performed to evaluate the efficiency of the heating, ventilation, and air conditioning (HVAC) systems. These tests may include duct leakage testing, airflow testing, combustion safety testing for fuel-burning appliances, and more. These evaluations provide insights into the performance and potential energy savings of the HVAC systems.
- Rating Report and Recommendations: Based on the findings from the energy modeling, inspections, and tests, a comprehensive rating report is generated. This report includes a detailed analysis of the home’s energy performance, providing a numerical score known as the HERS Index.
